POSITION:                             HVAC SPECIALIST

REPORTS TO:                       Director of Facilities and Maintenance

SALARY RANGE:                 Mid $60’s to $70k annually, depending on education, qualifications, and experience

RESPONSIBILITIES:

The HVAC Specialist is responsible for the installation, maintenance, troubleshooting, repair, and operation of heating, ventilation, air conditioning, refrigeration, and related building automation systems across Lanier Technical College campuses. This position ensures that all HVAC systems operate efficiently, safely, and in compliance with applicable codes and regulations to provide a comfortable learning and working environment for students, faculty, staff, and visitors.  Will also perform preventive maintenance, respond to service requests and emergencies, maintains system documentation, and assists with facility improvement projects while supporting the College's mission of excellence in education and service.

Major Duties:

• Inspect, diagnose, maintain, repair, and install HVAC and refrigeration equipment.
• Perform preventive and predictive maintenance on HVAC systems, including chillers, boilers, rooftop units, split systems, heat pumps, exhaust systems, and air handlers.
• Monitor and maintain Building Automation Systems (BAS) and temperature control systems.
• Troubleshoot electrical, mechanical, pneumatic, and electronic controls related to HVAC equipment.
• Perform system testing and balancing to ensure efficient operation and occupant comfort.
• Respond to work orders and emergency service calls in a timely manner.
• Maintain records of inspections, repairs, maintenance activities, equipment performance, and inventory.
• Ensure compliance with applicable federal, state, local, and institutional safety regulations.
• Identify equipment deficiencies and recommend repairs, replacements, or capital improvements.
• Coordinate with contractors, vendors, and other Facilities personnel on maintenance and construction projects.
• Assist with energy conservation initiatives and sustainability efforts.
• Perform seasonal startup and shutdown procedures for HVAC equipment.
• Participate in an on-call rotation and respond to after-hours emergencies as required.
• Support other maintenance functions as needed to ensure efficient facility operations.
• Commutes between campuses as required;
• Other work-related duties as assigned by supervisor.

MINIMUM QUALIFICATIONS:

• High school diploma or GED
• Technical training in HVAC, refrigeration, or a closely related field.
• Minimum of four (4) years of experience in commercial, institutional, industrial, or educational facility HVAC maintenance and repair.
• EPA Section 608 Universal Certification.
• Valid Georgia driver's license
• Working knowledge of HVAC systems, refrigeration systems, controls, energy management systems, and applicable building codes.
• Ability to read and interpret blueprints, schematics, wiring diagrams, and technical manuals.

COMPETENCIES:

• Effective interpersonal skills with other employees, students and vendors;
• Ability to work at any campus location needed;
• Knowledge of the tools, equipment, materials, and practices and procedures of building and grounds maintenance;
• Ability to work at elevated heights, climbing ladders and stairs, and work in confined spaces;
• Basic computer skills (e.g. Microsoft Office – Excel and Word);
• Knowledge of safety policies and procedures;
• Basic knowledge of plumbing, electrical, hydraulic and HVAC systems;
• Frequent lifting carrying up 50lbs and pushing/pulling up to 200lbs;
• Ability to sit, stand, walk throughout campus, stoop, bend, crouch, climb ladders, and use tools and equipment that require dexterity;
• Effective oral and written communication skills.

PREFERRED QUALIFICATIONS (in addition to minimum qualifications & competencies):

• Post-secondary technical diploma or Associate degree in HVAC Technology.
• More than four (4) years of commercial or institutional HVAC experience.
• Experience with Building Automation Systems (BAS) and direct digital controls (DDC).
• Experience working in higher education, healthcare, government, or large commercial facilities.
• Additional certifications such as NATE, HVAC Excellence, OSHA 10/30, or equivalent.
• Experience with chilled water systems, boilers, and central plant operations.
• Conditioned Air Contractor License (Restricted or Non-Restricted)

PHYSICAL DEMANDS:

This position requires frequent lifting, carrying up 50lbs, and pushing/pulling up to 200lbs; the ability to sit, stand, walk throughout campus, stoop, bend, crouch, climb ladders; and use tools and equipment that require dexterity;
